How much does a granny flat cost in Australia in 2026?
Most finished 60 sqm granny flats land between $120,000 and $250,000 turnkey, depending on your state, site and finish level. As a rough rule, budget about $1,800 to $3,500 per square metre. A supply-only DIY kit can start near $30,000, but the move-in cost usually finishes two to three times higher once you add the slab, trades, council fees and fit-out. Do I need council approval to build a granny flat?
In most cases yes, but the pathway varies by state. In New South Wales a secondary dwelling under 60 sqm on a lot of at least 450 sqm can often be approved as Complying Development (CDC) without a full DA. Victoria, Queensland and Western Australia each set their own rules on size, setbacks and whether the flat can be rented. Always confirm the current requirements with your council before you commit.
Is it cheaper to build with a DIY kit?
A kit removes the builder margin, which can save roughly 20 to 30% on paper. The catch is that you take on project management, council approval, the slab, plumbing, electrical and the internal fit-out. It works well for organised owner-builders with time and a good network of trades, and far less well if you are time-poor.
Prefab, kit or custom: which path should I choose?
Prefab and modular builds are the fastest and give you the most price certainty, but less design freedom. A DIY kit is the lowest sticker price but asks the most effort.
